The Gladstone, London NW2

The project involved obtaining planning for a scheme that was originally consented for 38 units but later added an additional floor bringing the total number of residential units to 54. A provision of 16 affordable housing units was later converted to a commuted sum making the development all private.

Demolition of the original buildings was required comprising a 1930’s shopping parade with residential flats above and a legal boundary line that incorporated rear gardens and vehicular access. The new build construction comprised Modern Methods of Construction (‘MMC’) that followed Passivhaus principles to improve energy performance. A steel frame structure utilised less concrete and saved time and energy with less disruption to local communities and traffic networks.

The building comprised part 6, 5, 4 and 3 storeys with private gated access to parking and a large allocation amenity space for residents.
