A new build residential led mixed use development comprising 48 residential apartments over 20 storeys located within the central activity zone of this City fringe location.
The development is to be constructed over basement and ground floors with a flexible retail unit over both floors. A residence amenity space can be access at first floor with the 48 apartments located over the remaining floors 2-20.
UPG have been appointed as the development and construction partner for a Jersey based investment vehicle. UPG arranged construction finance and led the planning and design of a previously consented scheme, increasing the residential units from an originally planned 39 units to 48 within similar massing.
The construction consists of a Just In Time (JIT) strategy with exceptional focus on logistics and planning given the location constraints. A substantial basement and an RC frame with a specialist off-site MMC panelised façade system installed via a platform lifting system.
The building has updated design to incorporate a 2nd stair following regulatory Building Safety Act guidance.
